About 1,400 houses with drive-through arches have been renovated in the capital under the major repair program

During the implementation of the capital repair program in the capital, specialists urban economy complex we have renovated almost 1,400 residential buildings with passage arches. Such structural elements can be found both in historic buildings, where they often form part of the architectural composition, and in multi-storey buildings from the Soviet and later periods. The arches provide passage and access through the building, connecting the street with the inner courtyard.

During major repairs, specialists take into account the structural features of each object and preserve its characteristic appearance.

House on Abramcevskaya Street

One of the buildings with a drive-through arch that underwent major renovation was building 14 on Abramtevskaya Street. The 12-story building was constructed in 1977 according to a standard design. The drive-through arch is located in its central part. The architectural appearance is shaped by the niches of the loggias and the protruding volumes of the entrance vestibules.

The major renovation of the building was carried out in 2025. The craftsmen updated the facade using polymer-cement mixtures on reinforcing meshes. This method is used for buildings clad with rectangular ceramic tiles. It allows restoring the appearance of the walls and improving their technical characteristics.

The work was carried out in stages. First, the exterior walls were washed and areas of tiles that had lost adhesion to the base were removed. Then, adhesive mortar with reinforcing mesh, a decorative layer, and special vapor-permeable paint were applied sequentially to the prepared surfaces. For the facade, shades such as “signal white,” “blue aragonite,” “blue chalk,” as well as violet-blue were chosen.

Special attention was given to the interpanel joints. They were cleaned, the geometry was restored, and they were refilled with modern materials to protect the building from cold and dampness. In addition, specialists repaired the entrance groups and the plinth, and new window units were installed in common areas. The work also affected the roof. The roofing was completely replaced there: the screed was restored and a soft waterproofing membrane was laid in two stages.

House on Altufyevskoye Highway

Another building with a drive-through arch was renovated in 2025 at the address: Altufyevskoye Shosse, house 91. The 12-story building was constructed in 1979 according to a modified typical design. It has a simple shape and concise façades without decorative elements.

As part of the major renovation, the facade and basement were restored, and the main engineering system pipelines were replaced. For the exterior walls, a technology using polymer-cement compounds on reinforcing meshes was applied. First, the exterior walls were inspected, loosely adhering tiles were removed, and the surfaces were thoroughly cleaned with special agents. After that, adhesive compounds with reinforcing mesh and decorative layers were applied. Then the panel joints were sealed and the facade was painted. For the new color scheme, the shades “Coelin Blue” and “Signal White” were chosen.

At the final stage, the entrance groups, balconies, and the basement were renovated, and modern windows were installed in common areas. In addition, the basement and engineering communications were updated.

House on Verkhoyanskaya Street

This year, major renovations are being carried out in building 6, block 1 on Verkhoyanskaya Street. The nine-story building with 12 entrances was built in 1983 according to an individual design. Its complex-shaped facade is divided by a passage arch, and the architectural pattern is created by the vertical lines of the loggias and the horizontal balcony railings.

City utilities specialists are renovating the facade, roof, and basement, as well as replacing the main engineering system pipelines. The exterior walls have already been cleaned of accumulated dirt, after which the restoration of the brickwork and weathered joints began.

After surface preparation, hydrophobization is performed. A special compound protects the exterior walls from the effects of precipitation. At the same time, the plinth is put in order. In the final stage, the entrance groups will be repaired and double-glazed windows in common areas will be replaced.
