Housing registration documents may be needed in a variety of situations, but they become especially important in real estate transactions. The authenticity of these documents directly affects the outcome of the purchase or sale of a property. Experts from the project “Call me back yourself” They advise checking the data at every stage — from selecting the property to signing the purchase agreement. According to experts, forgery of certificates is one of the most common methods of fraud: the buyer can lose not only money but also the property.
“Fraudsters in real estate transactions regularly use forged housing registration certificates to hide from the buyer the presence of registered persons, unpaid debts, or encumbrances. A person can purchase an apartment with encumbrances and only find out about them after signing the contract. Therefore, it is mandatory to verify the authenticity of every document,” noted Valentina Shilina, head of the ‘Call Back Yourself’ project in the capital
On the website of the “Call Back Yourself” project is posted memo and seminar recording with information on how to verify the legal status of the seller and the property itself before the transaction.
In addition, on the mos.ru portal you can check nine types of housing registration documents: an extract from the house register, a unified housing document, a certificate of registration at an address or of absence of registered persons, and several others. The full list is presented on the service’s page. The service also allows you to assess the authenticity of certificates provided by the seller in a matter of minutes. The reliability of the information is ensured through blockchain technology. All data is stored in anonymized form, making it impossible to replace or delete.
To verify the document, you need to open the service page on the mos.ru portal “Verification of the authenticity of housing registration documents”, enter the certificate identifier into the search bar — it is located next to the QR code — and press the “Check” button. After that, the user will be redirected to a special page displaying anonymized information about the issued document. For example, when checking a certificate of debt presence or absence or overpayment, the system will show the owner’s first name, patronymic, and the first letter of the surname, the apartment address, as well as the amount of debt if any. Then it remains only to compare this data with that indicated in the presented document. Matching information confirms its authenticity. If the certificate number is entered incorrectly or the document is invalid, the system will notify the user with the message “Document not found”.
In addition to verification, you can obtain on the portal mos.ru housing registration documents. For this purpose, in service catalog Residents need to go to the section “Housing, real estate, land,” then to the subsection “Housing and technical accounting” and select the state service “Obtaining housing accounting information.” In the application, it will be necessary to specify the payer code, fill in the applicant’s data, and select the type of required certificate. The completed document will be sent electronically to the personal account on the portal within one day.
Housing registration documents can also be processed through the digital assistant “Moscow” in the support chat of the mos.ru portal and in the application “My Moscow”. Just describe your task in free form, and the assistant will help prepare the necessary documents.
