“One of those who exercised the right of preferential repurchase this year became the tenant of a premises with an area of 77.8 square meters in building 23, structure 1, on Friedrich Engels Street. This is the earliest building included in the architectural ensemble of the German market. It has the status of a cultural heritage site, known as the ‘Residential House of Yakovlev, V.E. Trusov with shops, 1820s, 1914.’ Payments for the purchased premises will be made by the entrepreneur in installments over seven years, which will reduce the lump-sum burden on the business and allow investment of funds into further development,” said Ekaterina Solovyova.
Acquiring premises at market value without bidding under the preemptive right of purchase can be done by representatives of small and medium-sized businesses in the case when they have leased commercial properties from the city for at least 12 months. If entrepreneurs rent premises under specialized trade results, the lease term before purchase must be at least two years, and the leased real estate must be included in the list of state property intended for use by small and medium-sized enterprises for five or more years.
The building on Friedrich Engels Street was erected in 1825 by the merchant Yakovlev family. A stone part with residential premises was added to it already during the ownership of the Trusov family in 1914. The building is a typical example of a low-rise merchant house of the 19th century with commercial premises on the first floor and residential ones on the second. Now the new owner will also take care of maintaining the historical property.
To take advantage of the preferential right to purchase premises for conducting business from the city on their own initiative, investors need to order a public service on the mos.ru portal“Paid alienation of real estate leased to small and medium-sized businesses from the state ownership of the city of Moscow”. If the leased premises are included in the list of privatizable objects by the decision of the city, the capital will offer the entrepreneur to acquire the property not through auction, but at the market price.
