As part of the regional capital repair program for apartment buildings in Moscow, residential buildings with facades decorated with friezes — horizontal decorative elements under the cornices — are being renovated. In 2026, work will be completed on three such buildings. The progress of the work was reported by in the Moscow city utilities complex.
In addition to repairing facades, roofs, and basements, the engineering systems in the houses are being replaced. Special attention is given to the hydrophobic treatment of brick walls: surfaces are treated with a water-repellent composition that protects them from atmospheric precipitation. This technology has proven to be effective — it preserves the appearance and technical condition of the walls for a long time.
House on Mira Avenue
The major renovation of the nine-story building 131, block 1 on Mira Avenue has already been completed. The building was constructed in 1965 according to a standard series project. The end facades are decorated with decorative moldings between the second and third floors, and a paneled frieze runs along the perimeter.
Specialists washed the facades, replaced damaged sections of ceramic blocks, and repaired the joints between blocks. The damp areas were treated with an antifungal compound and the walls were waterproofed.
In addition, the entrances were put in order, the door was replaced, and the canopy was restored. Damaged slabs on the balconies were repaired, floor tiles, screens, and drip edges were renewed. The building’s plinth was plastered and a decorative coating was applied. Finally, the asphalt concrete blind area and pits were repaired.
House in Tovarishchesky Lane
The major renovation of the four-story building 20, structure 1 in Tovarishchesky Lane is nearing completion. The building was constructed in 1910 according to an individual design. It has a complex shape, with an arched passage leading to the courtyard. The facades are decorated with bay windows, risalits, arched lintels, and interfloor cornices; a frieze is located on the courtyard facade.
The main task for the specialists was to preserve the historical appearance of the building, which is over 100 years old. The facades were cleaned of dirt, the brickwork and plaster covering of the ground floor were restored. Areas exposed to moisture were treated with an antifungal agent, and the architectural elements were carefully restored.
The prepared surfaces were painted in historical shades of “light yellow wheat” and “classic white.” Then the entrances and balconies were repaired. Currently, work is being completed on updating the plaster coating of the plinth and replacing the drip edges.
The soft roofing was replaced on the roof. The basement walls and ceiling were renovated. Specialists replaced the power supply system, main pipelines of central heating, sewage, cold and hot water supply.
House in Cheremushkinsky Passage
Another building with a decorative frieze that underwent major repairs is located at Cheremushkinsky Drive, building 3, block 2. The five-story residential building was constructed in 1959 according to a standard series design. It has a simple shape, common areas are emphasized by risalits, and the upper part of the building is decorated with a frieze and a crowning cornice.
Before starting work, specialists from the Moscow Capital Repair Fund developed a project taking into account the architectural features of the building. The facades were washed, the brickwork was restored, and the joints were repaired. Areas of dampness were treated with an antifungal compound. Special attention was paid to restoring the architectural elements — the frieze and the crowning cornice, made of brick.
Then the facade was waterproofed. In addition, specialists restored the balconies and the plinth, renovated the entrances, and replaced the downspouts.
