Renovation program is the most important social project of Moscow, within the framework of which about one million city residents will move into comfortable housing. At the same time, it is the largest urban development project, shaping the appearance of many districts of the capital for decades. Sergey Sobyanin spoke about how the renovation is changing the face of Moscow in his blog.
“The quality of the urban environment, the architecture of new buildings — these are issues to which we pay the closest attention. Moreover, with each new project, we strive to make it better than what we’ve done so far,” wrote the Mayor of Moscow.
The starting point was the building at 62b, 5th Parkovaya Street in Northern Izmailovo. This is the first newly constructed building that renovation program participants began moving into in 2018. At this site, specialists used basic solutions that later became the foundation of the unified Moscow renovation standard. Residents received not just square meters, but a fundamentally new living environment: a modern aesthetic ventilated facade, panoramic glazing of loggias, barrier-free access with the entrance to the stairwell at ground level, public spaces on the first floor, and ready apartments with improved finishing.
In the architecture of the house on 5th Parkovaya Street, emphasis was placed on color and vertical rhythm. The light beige base is combined with warm ochre and terracotta accents, while large stained-glass loggias visually lighten the building. As a result, the new building acquired its own individual appearance and harmoniously fit into the existing look of the neighborhood.
House 47 on Baumanskaya Street in the Basmanny district, commissioned in 2021, has become a good example of how the renovation program carefully respects historic buildings. The five sections of the building vary in height. Due to these height variations, the structure does not look bulky and harmoniously fits with the small neighboring houses. During its construction, it was important that the building met the interests of the entire district. Tall stained-glass windows on the first floors and an arched gallery created a beautiful and lively street front — now there are shops, cafes, and a pharmacy operating here. At the same time, a fully protected, quiet, and safe courtyard space was created for the residents themselves, with comprehensive landscaping, as well as children’s and sports playgrounds.
The project was evaluated by experts: the building received the Moscow architectural award and won the competition “Best realized project in the field of construction” among standard-class new buildings.
The new building of 2025 in Kotlovka on Remizova Street (building 11, block 2) became the first where modern glass fiber reinforced concrete panels were used in the facade cladding. This is a very durable material, but at the same time lightweight, which reduces the load on the building’s structures. Most importantly, it is resistant to moisture, frost, and temperature fluctuations, which reliably protects the building from weather effects, and the city will be able to save on its maintenance and repairs in the future. In addition, the panels are made in factory conditions, so builders on site do not have to deal with cement mortar, and all joints turn out perfectly even.
Building 7 on Chernoe Ozero Street in the Kosino-Ukhtomsky district was commissioned last year. The residential complex consists of two low-rise buildings painted in contrasting beige and graphite shades. The architects added an interesting and functional detail to the project: part of the second floor was slightly extended forward, creating a canopy that protects the entrance to the lobby from rain and snow. The facade is clad with durable clinker tiles that resist dirt and will remain like new for a long time.
This year, the occupancy of the new snow-white building on Yaroslavskaya Street (house 2) in the Alekseevsky district began. This is a large new building — it has more than 440 apartments. But despite its scale, the building does not look bulky. The architects based its appearance on the contrast between light walls and dark graphite lines of the windows and balconies. This pattern visually makes the building lighter, slimmer, yet monumental. The building fits perfectly into the existing development of the district. The first floor traditionally has space allocated for retail outlets and service enterprises, so that everything needed is at hand.
There are also many interesting projects currently underway.
Among them is a house located at Korovinskoe Shosse (land plot No. 4/6), situated in the Beskudnikovsky district. The residential complex will consist of two buildings connected by a one-story annex. They were designed to create an enclosed and cozy courtyard inside—a quiet place protected from the noise of neighboring streets. Modern materials and calm natural colors were chosen for the finishing. One of the buildings will be gray-green—it will visually extend the adjacent park.
The architectural appearance of the residential complex in the Nizhny Novgorod district on Ryazansky Prospekt (land plot No. 17) will be built in contrast: one of the facades will be decorated with voluminous metal cassettes arranged in a strict grid. The calm pastel tones of the other facades will help the building blend softly with the neighboring houses. Since the building is being constructed next to a busy highway, special attention has been paid to noise protection: apartments will be equipped with windows with enhanced sound insulation, and modern wall materials will protect against overheating in summer and retain heat in winter. A cozy and quiet private courtyard with children’s and sports playgrounds and a green area for peaceful relaxation will also be arranged for the residents.
The design of a new residential complex in the Bogorodsky district on Tyumenskaya Street (property 5) became a winner of the Moscow Architecture Award 2026 in the category dedicated to houses under the renovation program. It features a strict modern style, with extensive use of glass and metal. The building is designed in a cascading style: the height of the sections with different numbers of floors gradually decreases so that there is as much sunlight as possible in the yard and apartments. The plinth will be clad with durable natural gabbro stone, and thanks to vertical panels and panoramic glazing of the upper floors, the large building will look light and soaring upwards.
“The main goal of these architectural and construction innovations is one — to make the lives of Muscovites more comfortable, and the capital itself even more diverse, beautiful, and convenient for the life of every person,” emphasized Sergey Sobyanin.
