The capital announced auctions for the right to conclude agreements on comprehensive territory development (CTD) in Golovinsky District and Golyanovo with a total area of 15.65 hectares. This was reported by the Deputy Mayor of Moscow for Urban Planning Policy and Construction Vladimir Efimov.

“Tenders have been announced in Moscow for the right to comprehensive development of two plots. One of them, covering 10.33 hectares, is located in the north near the transport hub ‘Likhobory’ on Cherepanovykh passage. The second, measuring 5.32 hectares, is in the former industrial zone Kaloshino on Chernitsynsky passage in the east of the capital. Investors determined through the auctions will be able to build a total of over 260,000 square meters of real estate there: facilities for public-business and industrial infrastructure. Thanks to the implementation of these projects, more than five thousand jobs in total will be created,” said Vladimir Efimov.

The starting price of the lot on Cherepanov Passage is 47.89 million rubles, and on Chernitsyn Passage — 4.86 million rubles. Any companies from Moscow and other regions with experience in construction and commissioning of at least 10 percent of the real estate volume declared in the lots over the past five years can participate in the auctions. In addition, they will have to make a deposit amounting to 20 percent of the starting price at the auctions.

Head of the Moscow City Department for Competitive Policy Kirill Purtov added that the application campaigns for participation in the auctions for the right to CRT in the Golovinsky district and Golyanovo will end on November 17, and the auctions are scheduled for November 25.

Near the Likhobory transport hub, the investor will be able to build a public and business complex with an area of 160.48 thousand square meters, which will house offices, shops, fitness centers, banks, and other facilities, as well as a multi-level parking garage for 480 car spaces with an area of 18.67 thousand square meters. One of the developer’s obligations will be to preserve the terminal and the above-ground pedestrian crossings between the stations of the Moscow Central Circle (MCC) and the third Moscow Central Diameter (MCD-3).

An industrial-production quarter with manufacturing buildings is planned in the former Kaloshino industrial area, as well as a central heating station and a distribution substation, which the developer will transfer to the city. The total real estate area will amount to 79,750 square meters.

Both sites are distinguished by convenient locations and transport accessibility. They are located near MCC and MCD stations, as well as major highways.

As part of the comprehensive territorial development program in former industrial zones, attractive urban spaces are being created on underutilized and undeveloped sites, which are organically integrated into the overall urban fabric. Currently, in the capital, more than 470 CRT projects with a total area of over 4,700 hectares are at various stages of planning and implementation. The program is being carried out by order of Mayor of Moscow.
