The capital announced an auction for the right to conclude a contract for the comprehensive development of the territory (CDT) in the Nagatino-Sadovniki area. This was reported by the Deputy Mayor of Moscow for Urban Policy and Construction Vladimir Efimov.
“The city continues to attract investors to participate in comprehensive territory development program. Currently, a tender has been announced for the right to implement the MRT project in the Nagatino-Sadovniki area. Here, on a plot of 14.62 hectares bounded by Varshavskoe Highway, Nagatinskaya Embankment, and Nagatinskaya Street, it is planned to build a multifunctional quarter with a total building area of over 443 thousand square meters. The redevelopment of this site is an example of another balanced development quarter. Just over half of the volume — 229.5 thousand square meters — will be residential buildings, while 214.2 thousand square meters will be allocated for social and industrial infrastructure,
The starting price of the auction exceeds 2.4 billion rubles. Applications are accepted from any companies operating in Moscow and the regions, having experience in commissioning real estate over the past five years with a volume of at least 44.37 thousand square meters. In addition, a deposit of 20 percent of the auction’s starting price must be made.
“The investor will be able to build a kindergarten for 350 children, a school for a thousand students, and utility facilities on the site. All the infrastructure, including that which will appear on the first non-residential floors of apartment buildings, will allow for the creation of 4,900 jobs. Thus, the developer will be able to claim a city incentive under the program to stimulate the creation of workplaces,” noted the Minister of the Moscow Government, head of the Moscow Department of Urban Planning Policy.
The site is located in the Nagatino-Sadovniki district in the south of the capital at the address: Varshavskoe Highway, property 37, Nagatinskaya Street, property 3a/6. It is situated near the Moskva River, in an area with developed infrastructure. Nearby are the Nagatinskaya station of the Serpukhovsko-Timiryazevskaya metro line and Verkhnie Kotly. Moscow Central Circle, the namesake platform of the Paveletsky direction of the Moscow Railway, as well as the Nagatinsky river pier where water vessels running on route No. 2 ZIL — Pechatniki stop. In addition, nearby there are two kindergartens, two schools, three colleges, a polyclinic and medical centers, an ambulance station, sports clubs, a ski complex, a library, shops, a post office, cafes, and a boulevard.
