During the implementation of the major renovation program of the housing stock in the capital, 65 buildings with attics were restored. These architectural elements, rising above the roof, give the buildings a finished and expressive appearance. In complex of Moscow’s urban economy They spoke about three objects where the work has already been completed or is ongoing.

Modern style house

In 2023, the building with an attic located at 1st Neopalimovsky Lane, house 16/13, was restored. Built in 1912 according to the project of architect Petr Kharko — one of the leading masters of the capital’s Art Nouveau — the house is distinguished by its expressive facade plasticity. The lower floors are rusticated and separated by an architectural belt, while the dynamics of the facades are given by protruding bay windows with decorative plaster and molded decor. The central element of the facade is the vertical stained glass of the stairwell, and the attic crowning the cornice completes the building’s appearance.

Specialists from the Capital Repair Fund for Apartment Buildings of the city of Moscow developed a unique restoration project with careful selection of materials. The work was carried out in stages: the facade surfaces were cleaned and washed from years of dirt, damaged brickwork was restored, cracks were filled, and damp areas were treated with antiseptic. Then the craftsmen renewed the smooth and rusticated plaster layer, while the bay windows were additionally emphasized with textured plaster. At the final stage, the building was painted in historic shades of “white eggshell” and “creamy white.”

After the main work was completed, the balconies were repaired, the drip edges were replaced, and new drainage pipes were installed. The wooden framework on the roof was restored and the roofing material was renewed, and in the attic spaces, the thermal insulation layer was replaced with the restoration of the temperature and humidity conditions.

Soviet Neoclassicism

In 2025, employees of the Capital Repair Fund restored buildings in the Soviet neoclassical style at the address: Leningradsky Prospekt, house 48. The residential building with a complex floor plan was constructed in 1951 according to a project by architect Anatoly Mezeryer. The building’s exterior is distinguished by an abundance of decorative elements. The main facade is symmetrical, emphasized by three risalits with bay windows, sandricks, and at the first and second floors level is supplemented by colonnades with porticos and balustrades. The courtyard facades feature paired bay windows topped with attics. All facades are plastered. Along the perimeter of the building is a crowning cornice.

Specialists cleaned and washed the facade, and treated damp areas with an antifungal composition. Architectural elements were carefully restored, after which the plaster layer was repaired and the facade was painted in the historical shade “white wheat flour.” Balconies and entrance groups were also put in order, and external drainage pipes were installed. The roof covering was renewed, and mineral wool insulation boards were installed in the attic to ensure an optimal temperature and humidity regime.

Residential building in Neo-Gothic style

This year, specialists began restoring the residential building located at: 1st Basmanny Lane, house 12. The building in the Neo-Gothic style was constructed in 1912 based on the design by architect Boris Velikovsky. The six-story T-shaped building in plan features facades with complex plasticity and many decorative elements. The street facades are highlighted by rustication on the first two floors, adorned with portals, arches, and pilasters. Crowning and inter-floor cornices run around the perimeter.

An individual project has been developed for the repair using modern domestic materials and technologies. The craftsmen will restore the facade, roof, and basement, as well as replace a number of engineering systems. Work on the facade began with cleaning, washing, and antifungal treatment of the surfaces. Then the plaster layer is restored, after which the building will be painted in historical shades — “beige garlic” and “light gray mica.” All decorative elements of the facade will be carefully restored. Repairs of balconies and entrance groups are underway in parallel, and new downspouts will be installed upon completion of the work.

The roof battens and roofing were already replaced, and thermal insulation made of mineral wool boards was installed in the attic with restoration of the temperature and humidity conditions. In addition, the house is being updated with engineering systems — sewer mains, central heating, and cold water supply.

In Moscow urban infrastructure complex noted that the regional program for the major overhaul of the housing stock corresponds to the goals and objectives of the national project “Infrastructure for Life”.
