In the Danilovsky district of Moscow, there is a residential complex built in the constructivist style by architects Ivan Zvezdin and Mikhail Motylev. The buildings were erected for the workers of the perfume factory “Novaya Zarya” and are known as an ensemble of residential houses on Malaya Tulskaya Street.

The first object was a building located at the address: Malaya Tulskaya Street, house 2/1, building 25. The five-story residential building was constructed in 1931 according to an individual design. The building has a simple shape in plan. Its facades are distinguished by simple formwork and highlighted decorative elements. For visual division along the vertical, inter-floor belts and brick pilasters are used. A crowning cornice runs along the perimeter of the building.
In 2023, repairs of the facade and roof were completed here. The work began with the cleaning and washing of open surfaces. Then specialists treated the facade with anti-fungal compounds, after which they plastered and painted the brick surfaces in historical colors: classic beige and signal white.
During the major overhaul, the roof was also restored. The building’s roof is a pitched covering with a frame made of a rafter system. During the repair, the old metal roof covering was completely dismantled, the sheathing, rafter legs, and other frame elements were replaced in accordance with the design decisions. All wooden structures were treated with fire and bio-protective compositions.
In addition, during the major roof renovation, specialists dismantled the old insulation under the attic floor and installed a new covering made of modern mineral wool boards. After that, they separated the walls of the attic room and the roof superstructure. At the final stage, they installed soundproof windows and doors in the technical room of the roof.
House of 1933 construction
In 2023, the renovation of the neighboring house at the address: Malaya Tulskaya Street, building 2/1, block 26 was also completed. This five-story residential building was erected in 1933 according to an individual project and has a simple form in plan. Its facades are distinguished by laconic plasticity and highlighted with decorative elements. Each level is emphasized by an inter-floor belt, and the vertical window axes of the common areas are united by pilasters formed by a brickwork structure. A crowning cornice is located around the perimeter of the building.
Here, the facade and roof were put in order and a number of engineering systems were replaced. As part of the major renovation, a complex of works was planned to update all the facade elements of the building. Specialists restored the proper appearance of the building’s external brickwork: they washed the entire surface, repaired the joints, replaced elements of the facing brickwork, restored the mortar between the rows, and applied a special anti-fungal compound to the areas of smearing. The painted facade elements were updated by applying a fresh coat of historic beige color.
Attention was also paid to the restoration of window slopes, replacement of window sills, and entrance doors. The basement part of the building was renovated, plastered, and painted. The final stage was the renewal of the building’s entrances, giving the porches and awnings a proper appearance. In addition, specialists replaced the roof covering and ensured the proper temperature and humidity regime.

Work on updating the residential area continues this year. Thus, the craftsmen are putting in order the six-story apartment building at the address: Malaya Tulskaya Street, building 2/1, block 2. The structure was built in 1929. The building has a complex shape in plan and is characterized by a laconic profile. There are inter-floor belts here, and some groups are highlighted by risalits.
Work is underway at the site to update the facade, roof, and basement, as well as to replace the engineering systems. Specialists are cleaning and washing the exposed surfaces, as well as restoring the brickwork. Then the facade will be painted in the historical colors “beige natural rice” and classic white.
In addition, they will repair entrances, update the base and the building’s blind area, put the slopes in order, and replace the drip edges. The work includes restoring balconies, installing new balcony screens, and renovating the building’s basement rooms and roof. They will replace the cold and hot water supply systems, sewage and central heating, and also lay a new electrical network.
